In Broadmoor, Colorado Springs, we replaced a 3,400 square foot entrance driveway in July 2024. Worn pavement and uneven sections extended along an approach passing between masonry pillars. The preparation included removal, excavation, compacted gravel, form work and checks of drainage elevations and delivery clearance.

The pillars were protected during construction. Supported reinforcement, colored concrete placed in planned sections, coordinated joints and curing completed the replacement. The finished approach has a consistent surface treatment through the entrance and toward the residence.

Avoid paying for the same scope twice

If a quote already includes demolition and disposal, do not add a second demolition allowance when comparing it with another proposal. The same applies to standard base preparation, reinforcement and finishing. A low headline rate followed by necessary additions can produce a different total from a complete replacement price.

For example, the $15,000 planning figure for 1,000 square feet comes from the replacement category. It is not a new installation figure that needs a generic tear out charge added to it. Actual removal conditions and the defined scope can still change the proposal.

Ask three questions: What is included in the total? Which items are optional? Which conditions would require additional approval?

The site conditions that can change the amount

Thicker existing concrete, substantial reinforcement, narrow equipment access and nearby structures can increase removal effort. A long route through the property can change material staging and concrete delivery. Extra excavation, drainage work or a decorative feature may add construction requirements beyond a straightforward replacement.

Base correction deserves particular attention. We evaluate the property before pricing, then inspect the exposed support after removal. The proposal identifies included preparation and the process for additional work. If concealed conditions require a change, the location, correction, price and timing are documented for approval before that work proceeds.

Separate driveway work from adjoining improvements

A driveway replacement does not automatically include the garage floor, retaining walls, landscaping, sidewalk or curb. Mark each proposed work area during the evaluation. Apron and public right of way work need their own scope, appropriate contractor licensing and jurisdiction coordination where applicable.

An extension can also change the accounting. The existing slab is replacement work; a new area beside it has a different preparation sequence. The written proposal should distinguish them while coordinating the finished elevations and joints.

Why does one removal and replacement quote cost more than another?

Compare area, thickness, preparation, reinforcement, finish, access and adjoining work. Different allowances or exclusions can account for part of the difference. Ask each contractor to explain the construction behind the total.

Can I use the new installation rate and add demolition?

That approach can miss differences in access, preparation and the existing property. Start with the replacement category for a replacement project, then have the actual scope evaluated. Avoid adding demolition again when the quoted amount already includes it.

Will I know the full base condition before demolition?

Not always. Some supporting material becomes accessible only after removal. We define the included preparation and written change process in advance so any additional correction can be evaluated and priced before approval.

Does a small driveway cost the same per square foot as a large one?

Not necessarily. Mobilization, equipment and delivery effort are spread across the project, while access and construction complexity vary. Published square foot benchmarks help with planning; the property evaluation establishes the actual price.

Can I compare a replacement quote with an overlay quote?

They describe different work. An overlay treats the existing surface; replacement removes the specified slab and rebuilds the approach. First establish which scope addresses the condition, then compare proposals for that scope.
