Every driveway project is unique. These answers explain what I look for at the property, how I compare repair and replacement, and which details affect the construction plan and price.

How much does it cost to replace a concrete driveway in Colorado Springs?

For planning, I use approximately $10 per square foot as a starting example for straightforward replacement work. The conditions and construction choices can move a project toward $20 per square foot or higher.

Over the phone, I can discuss a planning range. Standing on the driveway, I can evaluate the factors behind a written proposal. Square footage alone does not tell me the complete cost.

Location and hauling. A driveway three miles from the concrete recycling facility has different hauling costs from one nineteen miles away. Longer trips mean more fuel, paid driving time, and wear on the trucks. Access to the support services needed during replacement affects the job.

Size. More square footage usually means a higher total price, but the price per square foot can decrease as the project gets larger. Think of it as a bulk discount. A small section can have a lower total cost and a higher unit price because equipment, trucks, and a crew still have to come to the property.

Existing concrete thickness. Four inches is my baseline example for ordinary demolition. Removing 1,000 square feet of six inch concrete involves approximately one and a half times the concrete volume of the same area at four inches. That increases the amount to break, load, and haul. It does not mean the entire project automatically costs one and a half times as much.

Slope and shape. A straightforward rectangular driveway with a gentle drainage grade is easier to construct than one rising or falling twenty feet over seventy five feet. Curves and switchbacks can require additional forming materials and labor.

Access and obstacles. Open access is simpler than working between retaining walls, fences, gardens, trees, and other obstructions. Protecting those features and moving equipment around them affects the work.

The ground beneath the slab. Once the driveway is removed, a dry, stable, compacted aggregate base may need only further compaction. Local voids may require additional base and compaction. Wet clay, mud, or water can require more extensive correction, including addressing the moisture source. Excavation, replacement material, hauling, and compaction can substantially increase cost.

How the new driveway is built. Standard gray concrete with a broom finish is the baseline appearance. The specified reinforcement, added thickness, color, stamped borders or surfaces, drains, culverts, irrigation work, and conduits all affect price.

I also look for signs of possible hidden problems before demolition. Lifted slabs can suggest roots or soil movement. Sinking can suggest lost support, voids, or water related problems, including a possible irrigation or utility leak. Those signs guide my investigation; they do not confirm the cause by themselves.

I am open about that uncertainty. My educated opinion may change when the slab comes out. For additional ground work, I charge for the work we actually perform, with the scope and any changes addressed in writing.

Should I repair, resurface, or replace my concrete driveway?

I recommend repair when it can restore useful function for years. I discuss replacement when the problems are widespread or a repair is likely to fail quickly.

One crack across a driveway does not automatically indicate a problem throughout the slab. Several cracks running in different directions raise a different concern and can point toward replacement.

The same distinction applies to spalling, which is surface flaking or loss. A localized patch does not mean the whole driveway has failed. Widespread spalling can mean the surface is broadly compromised, making repeated repairs a poor use of money.

If a driveway has six panels and only two have localized surface damage, I may consider resurfacing the affected panels after evaluating their condition. If all six panels need resurfacing, it is time to discuss replacement. The condition beneath the damaged surface still matters.

I also ask how you use the property and how long you expect to keep it. A durable repair may suit a rental, a temporary living situation, or a property being sold. A homeowner staying for many years may make a different choice. In either situation, the repair still needs to make practical sense.

I would never recommend full replacement when a repair could provide years of useful function. I would also never offer a repair that I expect to fail in a short time.

What should a concrete driveway replacement proposal include?

A useful proposal explains the requested project, the work included, the work excluded, the price, and the schedule.

I start with the date, the property address, the customer's name, phone number, and email address. Then I describe exactly what the customer requested. That might be replacement of the entire driveway or only a defined portion.

My proposal identifies the purpose of the project, the proposed concrete area, measurements, and square footage. The scope addresses the work needed for that particular project, including:

  • Saw cutting, demolition, removal, and hauling.
  • Excavation and preparation within the work area.
  • Grading and compaction of the subgrade.
  • Aggregate base installation and compaction as required.
  • Form work, slab thickness, and specified reinforcement.
  • Concrete strength and air entrainment appropriate to the specified work and Colorado conditions.
  • The finish, such as a standard broom finish.
  • Control joints, construction joints, and expansion material locations.
  • The drainage plan and project cleanup.

The price identifies applicable discounts and additional fees. Permit fees must be clearly identified as included, separately charged, or excluded.

I also identify exclusions. Depending on the project, these may include engineering, utility relocation, gas lines, retaining walls, landscape restoration outside the work area, tree removal, arborist services, permit fees, and hidden conditions below the surface.

How long does driveway replacement take, and when can I drive on it?

For a typical Colorado Springs driveway replacement, I tell customers to plan on approximately ten days from the start of demolition until they can drive on the new concrete.

A driveway around 35 feet by 17 feet, approximately 595 square feet, typically takes us three days to remove, prepare, and replace. We then allow seven days after placement before vehicle traffic.

Day 3: Concrete placementWe pour and finish the concrete, extract all tools and forms, and complete the scheduled cleanup.
Days 4 through 10: Curing and protectionThe driveway remains closed to vehicles during the seven day waiting period after placement.

This is a typical planning schedule. The schedule for your driveway depends on its size, conditions, and agreed scope.

When the schedule needs more time

Stamped and colored work can take longer. For the decorative process I described, antiquing and sealing occur around two weeks after placement, depending on the products and conditions. Those steps can extend the time before the driveway is available for normal use.

Vehicles larger or heavier than ordinary passenger vehicles and pickup trucks need a separate loading decision. Follow the return to use instructions for your specific project. Do I need a permit to replace my driveway in Colorado Springs?

A standard private driveway supported directly on the ground is generally exempt from a PPRBD building permit. Work on the city sidewalk, apron within the public right of way, or curb and gutter requires the applicable city permit.

I separate the project into four parts when explaining this to a customer:

PPRBD lists private driveways supported directly on grade among its building permit exemptions. Colorado Springs regulates concrete construction and repair in its streets and public ways through the City Engineer. These are different responsibilities. Driveway King holds a City of Colorado Springs concrete license and can obtain the applicable permits for the city concrete work included in our scope. Permit work and fees should be identified in the proposal.

The property location and scope determine which requirements apply. Work involving other structures, utilities, a changed access arrangement, or another jurisdiction needs its own review.

What is the best time of year to replace a driveway in Colorado Springs?

I prefer late summer and early fall, but suitable conditions occur throughout spring, summer, and fall. The forecast for placement and early curing guides the decision.

My general planning window is after Mother's Day through about Halloween. Those dates are a rule of thumb. I still evaluate the actual forecast, including overnight temperatures.

When I postpone a pour

In spring, one postponement trigger is a forecast of four consecutive nights below 28°F. Shorter cold spells also require evaluation. During warmer weather, a high rain risk, excessive heat, or winds that threaten placement and finishing can also lead us to postpone.

If we proceed with one or two nights near 28°F in the forecast, we use concrete blankets. We have also used ground thawing equipment that circulates warm glycol through hoses, together with concrete blankets, to help maintain suitable curing temperatures.

Concrete generates heat through hydration, and insulation helps retain that heat. I watch the third and fourth nights as well as the initial nights. Hydration continues beyond those days; protection depends on the concrete's condition and temperature. NRMCA cold weather guidance

The scheduled pour date can change when the conditions require it. That decision protects the work you are paying for.

How thick should my driveway be, and what reinforcement does it need?

For standard passenger vehicles and pickup trucks, our starting specification is a four inch concrete slab. For larger or heavier vehicles, I recommend a thicker driveway.

I ask what vehicles will regularly drive or park on the concrete. That intended use guides the slab thickness. I also evaluate the driveway's slope, location, and exposure when selecting reinforcement and edge details.

A typical suburban driveway may call for a four inch slab with fiber mesh. A sloped, north facing driveway at a custom home could call for:

  • A four inch slab, provided it suits the intended vehicle use.
  • An eight inch thickened edge.
  • Welded wire mesh throughout the slab.
  • Horizontal rebar within the thickened edge.
  • Fiber mesh within the concrete.

That is one possible construction plan. Each driveway needs specifications suited to its property and use, coordinated with base preparation and drainage.

How do you reduce the risk of cracking, sinking, and surface damage?

Every good driveway starts with an excellent foundation. Proper grading, consistent thickness, reinforcement placement, finishing, joints, and curing all contribute to how it performs.

Build a stable foundation. We use appropriate fill and aggregate base, moisture conditioned and compacted in layers called lifts. The goal is consistent support beneath the concrete. Base preparation and drainage must work together, with the materials and drainage approach suited to the property.

Set the forms and depth accurately. Form work establishes the driveway's shape, appearance, and drainage. We use grade stakes, string lines, and lasers to establish elevations and maintain the planned concrete thickness. That helps avoid unintended thin spots within the slab.

Support the reinforcement. We use chairs to suspend steel reinforcement inside the concrete at its planned height, generally around the middle of the slab for the configurations described here. Its position matters as much as its presence.

Prepare for placement. Before placement, we dampen the base without leaving standing water. This helps prevent a dry base from drawing moisture out of fresh concrete too quickly. Keep the crew coordinated. Each finisher needs to know their role and communicate with the rest of the team. We organize the pour to avoid unnecessary delays, then time finishing operations to the concrete's condition. The available working time depends on the mix and weather.

Protect the surface during finishing. We do not spray water onto the concrete to make finishing easier. When conditions call for evaporation control, we use an appropriate evaporation reducer according to its instructions. Correct timing and avoiding excessive finishing help protect surface quality. How we plan the control joints

My layout goal is panels no larger than ten feet by ten feet, with eight feet by eight feet preferred where the driveway's dimensions allow it. We also consider the appearance and align joint lines with adjoining concrete, such as the garage floor or city sidewalk, where the layout permits.

We measure and mark the lines, use a straight metal guide, and form the joints by hand while the concrete is workable. Finishers use knee boards when the concrete is ready to support that work. For the standard four inch slab, we use a one inch deep jointing tool.

Control joints encourage shrinkage cracking to occur at planned locations. They do not guarantee that every crack will follow a joint. Joint depth must suit the slab thickness and method. When saw cutting is used, the concrete and equipment determine the appropriate cutting window; timing should be early enough to address shrinkage before random cracks develop. NRMCA joint guidance

Follow through with curing

When a curing compound is included in the scope, we apply it after finishing at the appropriate stage for that product. When it is excluded, we recommend gentle water curing when weather conditions permit.

Effective water curing requires maintaining surface moisture during the curing period. Allowing the concrete to repeatedly dry between waterings undermines that process. How long will my driveway last, and what warranty comes with it?

Based on my experience, a concrete driveway can last more than 30 years in favorable conditions, while one exposed to demanding conditions and heavy use may need replacement in approximately 10 to 15 years.

The driveway's exposure and everyday use make a substantial difference.

A driveway with several demanding conditions needs a different conversation about longevity than one with good sun exposure and light use. These are estimates from my experience for driveways properly constructed for their intended use. I assess replacement needs from the driveway's actual condition as well as its age.

What the warranty covers

Every Driveway King driveway includes a one year written workmanship warranty. Optional extended warranty protection is available for an additional cost. The duration, coverage, exclusions, and price are defined in the selected written warranty.

We do not guarantee against cracking. Cracking is covered only when it is demonstrated to result from a covered construction defect in our work. The presence of a crack alone does not establish that defect.

Standard exclusions include material failure, spalling, acts of nature, and other conditions outside Driveway King's control, as defined in the written warranty.

How should I choose a concrete driveway contractor in Colorado Springs?

The lowest price is not a savings if the scope is missing work, or no one returns when there is a problem. Trust the driveway and the company standing behind it.

Compare what each company is actually proposing to build. Look for the removal and hauling, ground preparation, form work, thickness, reinforcement, concrete specifications, drainage, joints, curing, and cleanup. Read the exclusions as carefully as the included work.

Ask how hidden conditions and changes will be handled. Understand the schedule, payment terms, warranty coverage, and how to contact the person responsible when you have a concern.

Review actual project photographs and available customer reviews. Ask for relevant license and insurance documentation. Consider whether the contractor clearly explains the work and puts those details in writing.

A proposal should give you enough information to understand both the driveway you are buying and the company responsible for building it.
